Royal Road, London

This competition was won in 2006 as part of the Elephant & Castle early housing sites in the London borough of Southwark.

The inspiration for the scheme was borne out of the healthy, mature trees that surround the site which led to the centre of the scheme being the communal garden. All the residents of Royal Road will have gardens or balconies, allowing the possibility for outdoor living.

All flats and maisonettes are dual aspect providing cross ventilation for all rooms and helping to keep spaces cool during the increasingly warm summer months.

The three bedroom maisonettes benefit from private gardens on the ground floor, whilst their neighbours in the one bedroom flats above will have spacious balconies on Royal Road. Residents of the tall corner blocks have access to roof gardens. The communal gardens are for all Royal Road residents and will be used for play and relaxation. The new nursery overlooks the courtyard but has its own gardens on Otto Street.
