Stead Street, London

This project is the largest of the Elephant & Castle Regeneration Early Housing schemes and was won as part of a high-profile invited competition.

There is currently a lack of boundary or edge to Nursery Park. Our building serves to address this; it creates a defined edge and entrance and maximizes overlooking from the surrounding buildings. The scheme consists of five separate buildings with courtyards in between. Two of these courtyards are public and provide safe, quality entrances to the park. The remaining courtyards are slightly raised and separated from the park by ha-has. This creates communal south-facing amenity spaces with views towards greenery for the residents.

Servicing, parking and plant space are situated at the Ground level, which allows for active frontages on Stead Street, whether the units be shops, cafes or offices. Above are 170 residential units: ranging in size from 1 to 3 Bedrooms. There are also three 5-bedroom family maisonettes on Brandon Street with private front and rear gardens.

The vast majority of the residential units are dual aspect and have south-facing living rooms and balconies overlooking Nursery Row Park. In this way, we hope to create a truly sustainable community; reducing the carbon footprint of the building and providing light, desirable accommodation at the same time.

The private courtyards are a first floor level, overlooking the park. This allows for a servicing corridor to be introduced and active frontage on Stead Street, whether the units be shops, cafes, offices or even live-work.

Stead Street is a sustainable development located within the London borough of Southwark. The inspiration for the scheme stemmed from the views of greenery around the site. We plan to continue the park onto the site by roofing the taller blocks with green roofs. The thermal mass of the roof and building's concrete frame will minimise the need for heating and cooling. The proposed construction has an excellent longevity rating. High levels of insulation and double glazing will ensure the building exceeds Part L requirements. As the quality of life will be high, residents will be encouraged to remain at Stead Street, resulting in fewer changes of tenancy, more stability and a happier and familiar environment.
